STONEWORK/BRICKWORK
Natural stone to match the local white lias stone with Bath Stone head and sills.
ROOF
The roof is constructed of prefabricted trusses. Tiles are Clay Pan tiles and Marley Slate in a dark grey colour to blend in with the older properties in the area.
FLOORS
The floor slab is concrete beam and the floors are constructed of a moisture resistant tongue and groove chipboard laid on sound slab celotex.
GARDENS
The front and rear garden areas will be turfed and shrubbed as per landscape drawing. The access driveways will be brick paved. A close boarded fence will be erected around the rear gardens.
PARKING
Each dwelling has an allocated parking space and there will be some visitor parking spaces.
WINDOWS
Windows are of white Upvc and have a "cottage style" appearance.
DOORS
Internally moulded panel effect doors with China knob furniture. Externally the front doors will be of a "Cottage Style" appearance with a 5 point locking system.
PLASTERING
All ceilings will have flat paint finish. Coving is fitted to all rooms. External walls are dry lined. Stud partitions are lined with sound deadening quilt (where applicable).
LOFT INSULATION
Insulation to a thickness of 200mm will be laid to the loft areas.

DECORATION
Internal walls will be decorated with Magnolia emulsion paint. Internal and external woodwork finished in white gloss paint.

Gas central heating will be fitted - a wet radiator system. Domestic hot water heated by gas central heating boiler.
ELECTRICAL
