SPECIFICATION

EXTERNAL TREATMENT
The properties are constructed of natural stone to match and blend in with the local stone in the area, with cream rendering and stone detailing around the windows. Some dwellings also feature clay bricks. The homes are timber framed and well insulated to give high efficiency with very little heat loss through walls or roofs. Roofs are constructed of prefabricated trusses. Roof coverings are clay or grey slates, to blend with older properties in the area.

 

FLOORS, WALLS AND CEILINGS
The ground floor is concrete beam and block flooring with moisture resistant tongue and groove chipboard laid on sound slab Celotex. All ceilings will have a flat plaster finish. Internal walls to be plaster board finish.

WINDOWS AND DOORS
Windows are white uPVC, having a ‘cottage style’ appearance. Internally doors are moulded panel effect with chrome lever furniture. Externally the front doors are of oak hardwood appearance with a 5 point locking system, complete with spy hole and letterbox.

INSULATION
Insulation to a thickness of 300mm will be laid to the loft areas. External walls are 140mm thick, filled with insulation and dry lined. Stud partitions are lined with sound deadening quilt (where applicable).

SECURITY
Each dwelling is fitted with a key pad burglar alarm system which is fully designed to protect the whole home. Smoke detectors are fitted in all properties.

HEATING

Gas central heating will be fitted – a wet radiator system. Domestic hot water heated by a gas central heating boiler OR an air source heat pump system with radiator that provides heating in winter and cooling in summer. Please check with sales representative as to which system has been fitted.

ELECTRICAL
Outside lighting is provided to both the front and rear of each building. TV points in all bedrooms and reception rooms. Cable/satellite point to enable satellite TV to be transmitted all around the home. Electrical shaver point socket to all bathrooms and en suites. Sockets and lights fitted above NHBC requirements.

DECORATION
Internal walls will be decorated with magnolia emulsion paint. Internal and external woodwork will be finished in white gloss paint. All ceilings will have emulsion paint finish. Coving is fitted to all rooms (except those with sloping ceilings).

 

KITCHENS
Kitchens are of modern design and feature A or A+ rated appliances. The appliances include an oven, electric ceramic hob, chimney style extractor, fridge/freezer, washer/dryer, microwave and dishwasher. (Some properties do not have a dishwasher. Please check with sales staff.)

BATHROOMS/EN-SUITES
Bathrooms and en suites are fitted with an exciting range of built-in furniture. These rooms provide clutter free zones where every inch of free space counts. The furniture will not only maximise space but will also offer aesthetic benefits to the overall design.

GARDENS & PARKING
Rear garden areas will be turfed and front gardens
shrubbed as per landscape drawing. The access driveways will be brick paved. A close boarded fence will be erected around the rear gardens. Each dwelling has a garage and/or parking space.

CYCLE PARKING
Cycle parking is provided for the apartments within the scheme or within dedicated areas in garages (where applicable).
