EXTERNAL TREATMENT
The properties are constructed of red brick to match and blend with the area. The building is constructed with a timber frame and is well insulated for minimal heat loss through the wall. The roof is constructed of prefabricated trusses with slates to blend with the older properties in the area.

 

FLOORS AND CEILINGS
The floor slabs are concrete beam or ‘insitu’ concrete and the floors are constructed of moisture resistant tongue and groove chipboard laid on insulation, such as polystyrene. All ceilings have a flat plaster finish.

WINDOWS AND DOORS
Windows are white uPVC, while internal doors are moulded panel effect with china knob furniture. Externally the front doors are of steel and finished in high gloss paint.

KITCHENS
The kitchens in these beautiful homes offer all the sophistication you would expect, creating the perfect living space. They are of high quality combining superb design with innovation. Fully integrated appliances include fridge freezer, washer dryer, dishwasher, oven, hob, extractor fan, microwave oven and waste disposal unit.

BATHROOMS
The bathrooms are fitted with an exciting range of built-in furniture making every inch of space count. The furniture not only maximizes space but looks good too, creating sleek, stylish, clutter-free rooms just for you.

GLASS TILING

An exciting range of ceramic wall tiles will be fitted to splashbacks in the kitchens, bathrooms and en-suites.

HEATING
Energy efficient, thermostatically controlled central heating, with radiators to all rooms and fully insulated walls and ceilings, provide cost effective living.

ELECTRICAL
There are TV points in all bedrooms and reception rooms. A cable/satellite point enables satellite TV to be transmitted all around the home. There are electric shaver points in all bathrooms. Sockets and lights are fitted to NHBC requirements.

 

DECORATION
Internal walls are decorated with magnolia emulsion paint, while internal and external woodwork is finished in white gloss paint. All ceilings are finished in white emulsion paint. Coving is fitted in all apartments (except those with sloping ceilings).

SECURITY
Entrance doors to apartments have a 5-point locking system, door viewer and security chain. There is also a video intercom door entry system, intruder alarm, smoke detectors and outside lighting to both front and rear of the building.

COMMUNAL FEATURES
Security entry system; passenger lift to all floors; emergency lighting; external bin store; main hallway and other areas tastefully decorated and carpeted.

WARRANTY
All homes carry the NHBC’s 10-year Buildmark warranty.

EXTRAS
It may be possible to include ‘extras’ within your property, subject to the stage of construction. Extras must be paid for in advance of any work.
