External Treatment

The properties are constructed of reconstituted stone to match and blend in with the area. With the homes being
of timber frame construction, this makes them well insulated to give high efficiency with very little heat loss through the walls and roofs. Roofs are constructed with double Roman
concrete tiles to match the older properties in the area.

 

Floors & Ceilings

The floor slab is concrete block and beam and the floors are constructed of a 22mm moisture resistant tongue and groove chipboard laid on 80mm sound slab celotex. All ceilings and walls will have a flat plaster finish.

 

Windows & Doors

Windows are white uPVC with a cottage style apearance. Internal doors are moulded panel effect with chrome lever furniture, while front doors are of GRP in oak appearance with a 5-point locking system.

 

Security

Each dwelling is fitted with a key pad burglar alarm system designed to protect the whole home. Smoke detectors are fitted as standard in each property.

 

Insulation

Insulation to a thickness of 300mm will be laid to loft areas (first floor rooms). External walls are dry lined with 140mm of insulation. Stud partitions are lined with sound deadening quilt (where applicable)

 

Heating

Gas central heating will be fitted – a wet radiator system. Domestic hot water will be heated by a gas central heating boiler.

 

Electrical

Outside lighting is provided to both the front and rear of each building. There are T.V points in all bedrooms and reception rooms with a cable/satellite point to enable satellite to be transmitted all around the home. Electrical shaver point sockets are fitted in the bathroom. Sockets and lights meet NHBC requirements.

 

Decoration

Internal walls will be painted with magnolia emulsion, internal and external woodwork with white gloss. All ceilings will have a white emulsion paint finish.

 

Kitchens

The kitchens in these beautiful homes offer you all the design and sophistication you would expect, creating
the perfect living space. They are fitted with integrated appliances, including a hob, oven, extractor hood, dishwasher, fridge/freezer, washer/dryer and a microwave. They are of high quality combining superb design with innovation.

 

Bathrooms/En-suites

The bathrooms and en-suites are fitted with an exciting range of built in furniture. These rooms will be transformed into clutter free zones by making every inch of space count. The furniture will not only maximise space but will look good too; sleek, stylish rooms created just for you. All bathrooms and en-suites have an electrical shaver point.

 

Garden & Parking

The front and rear gardens will be turfed and shrubbed as per the landscape drawing. Access driveways will be brick paved. A close boarded fence will be erected around the rear gardens. Each dwelling will have a garage and a parking space.

 

Extras

It may be possible to include 'extras' within your property, subject to the stage of construction. Extras must be paid for in advance of any work.
